Fee Refund Policies



Introduction: In compliance with Florida state laws and regulations, our agents are highly trained to ensure an efficient and satisfactory rental application process. In order to offer a transparent and professional experience, we have established the following fee refund policies, applicable under specific conditions.


Refunds for Internal Building Reasons: Rental applications rejected by the owner or for reasons external to the applicant (e.g., administrative or building management decisions) may be eligible for a fee refund. In order to process such a refund, official documentation must be submitted that clearly indicates the refusal by the owner or management, including the specific reasons for the rejection.


Causes of Loss of Right to Return:

The right to a refund of fees is void under the following circumstances:


  1. Abandonment of the Rental Process: If the applicant decides to withdraw from the rental application process for personal reasons or reasons external to the office or the rental agent, the refund of fees will not be applicable.
  2. Lack of Follow-up in the Process: Once the rental process has started, if the applicant does not provide the required documentation or does not comply with the necessary steps within a maximum period of 10 business days, it will be considered an implicit waiver of the process and the right to a refund will be lost.
  3. Omissions or False Information: If the applicant conceals relevant information, provides false or incomplete data during the credit or background check process, he or she will not be entitled to a refund of fees.
  4. Extended Delay in Processing: If the applicant takes more than 30 calendar days to complete the steps required for application approval, including signing the lease, the process will be considered abandoned.
  5. Failure to Sign Lease Agreement: Once the application has been approved, if the applicant refuses to sign the lease agreement or fails to make required payments (security deposit, first month's rent, etc.), the application will be considered cancelled and no refund will be made.


Procedure for Requesting a Refund


  1. The applicant must submit a written request to the tax agent or the corresponding office, accompanied by supporting documentation. Refund Request
  2. The application will be evaluated within a maximum period of 15 working days, and the applicant will be notified of the final decision.
  3. If a refund is accepted, the fees will be refunded within a period of up to 30 business days.

Legal Notes: These policies are in accordance with the Florida Landlord and Tenant Act and other applicable regulations. The refund of fees does not imply any recognition of additional liability on the part of the office or the rental agent.
